Our proposals

Inspired Villages has an ambitious vision to create an Integrated Retirement Community in Comberton. This community will provide specialised housing for older people, where they can enjoy a good, engaged and active life in a sustainable environment.

Homes

High-Quality Homes

In this vibrant and Inclusive new community we will introduce a range of high-quality homes integrated where residents can live independently, while enjoying all the facilities that the Integrated Retirement Community has to offer.

Every Inspired Village provides access to a full range of on-site facilities to meet most day-to-day needs and the flexible provision of care. We partner with a CQC registered domiciliary care agency for residents to access personal care needs as they age in place.

Each village provides a mix of types and sizes of one and two-bed cottages, bungalows and apartments which are for leasehold sale or to rent.

Sustainability

The scheme has sustainability at its core and will aim to achieve net-zero carbon (regulated energy).

The vision for Inspired Villages Comberton is to deliver an exemplar sustainable community.

Inspired Villages has set a target to achieve net-zero operational carbon for its new buildings by 2030. This will be achieved through a combination of renewable technologies such as a shared energy centre, ground source heat pumps and vertical bore holes.

A High-Quality, Landscape-Led Environment

The proposed development places a great focus on creating a high-quality, landscape-led environment. Public realm and landscaping proposals include significant green spaces, pedestrian pathways, and areas for community interaction, ensuring that the environment is not only functional but also aesthetically pleasing. This holistic approach is akin to how academic support services handle academic responsibilities, ensuring thorough and high-quality outputs. For instance, our partner, specializing in taking over your academic duties (klausur schreiben lassen), provides crucial assistance in crafting detailed academic work, allowing students to focus on other critical aspects of their studies. This integration of support structures enhances both the physical and intellectual landscapes.
  • Retention of open green spaces and of the sense of landscape extending into the core of the village
  • No built development in the northern reaches, softening the appearance of the development
  • Locating development primarily towards the lower reaches of the site to improve the sense of compactness of the village
  • Improved accessibility and connections to Branch Road
  • Opportunity for connections to Comberton Greenway with pedestrian and cycle routes
  • Arrival square with welcoming and positive orientation
  • Amphitheatre space as extension of arrival square
  • A village pond

Social, Economic and Environmental Benefits for Comberton

  • The proposal will reduce the burden on local GP practices by offering specialist care and support on site.

  • Care facilities will be integrated into the local community. The uses will promote activity within the site throughout the day and evening and will allow different members of the community to positively interact.

  • The development has the potential to help to free up other sectors of the housing market by releasing much-needed family housing accommodation.

  • Our villages are not gated developments. A range of facilities will all be open to the wider community for you to enjoy.

Environmental Benefits

  • The proposals will be seeking to promote sustainable transport opportunities.

  • The proposals will try to follow sustainable design principles and aim for net-zero in operation.

Economic Benefits

  • Employment opportunities, both full and part-time will be generated.

  • It is expected that most staff would be recruited locally and a site-specific recruitment strategy will be prepared to support this aspiration. We typically employ 35-40 members of staff within each village in a range of roles, from management and administration, to housekeeping, catering, landscaping, maintenance. The majority of our staff live locally to their village.

  • The proposal will create further in-direct employment opportunities, for example, during construction and through associated facilities and services to support the on-going operation of the village.
